About the Role

This is an opportunity to join a specialist Asset Management team supporting a major UK Government estate. As Survey Lead, you will play a key role in delivering high-quality asset verification and condition surveying services across a large and diverse portfolio. You will ensure asset data is accurate, consistent, and structured to support robust cost modelling and lifecycle planning. The role combines hands-on surveying delivery with technical leadership, quality assurance, and the development of standardised lifecycle and cost frameworks aligned to ISO 55000 principles and client requirements.

Key Responsibilities

Asset Surveying & Data Verification

  • Lead and deliver asset verification and condition surveys across building fabric and M&E systems
  • Validate, correct, and enhance existing asset data, identifying gaps and inconsistencies
  • Ensure surveys are delivered safely, efficiently, and with minimal disruption to operations
  • Apply consistent condition grading, risk assessment, and renewal assumptions

Lifecycle Planning & Cost Modelling

  • Develop and maintain standardised cost books aligned to asset types and specifications
  • Produce medium and long-term lifecycle plans and renewal forecasts
  • Translate verified asset data into forward maintenance and investment planning outputs
  • Create and maintain Forward Maintenance Registers using CAFM and lifecycle data

Technical Leadership & Quality Assurance

  • Act as technical lead for surveying methodology and standards
  • Review and assure quality of survey outputs, cost models, and lifecycle plans
  • Drive continuous improvement in surveying processes, tools, and data standards

Stakeholder Engagement

  • Work closely with the Technical & Asset Manager and wider contract teams
  • Present findings and investment recommendations to technical and non-technical stakeholders
  • Build strong relationships across internal and external stakeholders
  • Provide clear advice on asset condition, risk, and lifecycle liability

Programme & Delivery Support

  • Support planning and coordination of surveying programmes across the estate
  • Collaborate with survey and delivery teams to ensure consistent output quality
  • Contribute to professional communities of practice and service innovation

What You Bring

Qualifications

  • Degree, HND or equivalent in Building Surveying, Engineering, or related discipline
  • Professional membership (RICS, CIOB, CIBSE, IAM) or working towards chartership

Experience

  • Proven experience in asset verification and condition surveying
  • Strong background in lifecycle planning, renewal modelling, and cost forecasting
  • Practical knowledge of building fabric and M&E systems
  • Experience working across large or complex estates (desirable)

Skills & Knowledge

  • Strong understanding of asset management principles (ISO 55000 preferred)
  • Ability to build and maintain structured cost models and unit rates
  • High level of data literacy and analytical capability
  • Proficiency in MS Excel and CAFM / asset management systems
  • Strong written and verbal communication skills
