Job requirements
The Role
The Head of Maintenance is a senior leadership role responsible for overseeing all maintenance operations across a large and diverse portfolio, including multiple large sites and hundreds of Houses in Multiple Occupation (HMOs).
This role will lead the delivery of both reactive and planned preventative maintenance, ensuring high standards of service, compliance, efficiency, and tenant satisfaction. The successful candidate will manage internal teams, external contractors, and maintenance partners while driving continuous improvement across all maintenance functions.
Main Duties & Responsibilities
- Leadership & Strategy: Provide strategic direction, lead team of 30 engineers, oversee Maintenance Manager, work with CEO, develop long-term maintenance strategy, produce operational reports.
- Operations Management: Oversee reactive and planned maintenance, scheduling, prioritisation, development of preventative programmes, manage in-house team, coordinate with other departments, monitor KPIs.
- Contractor & Supplier Management: Oversee outsourced services, manage relationships, review performance, ensure value for money.
- Compliance & Quality Assurance: Ensure statutory compliance, health & safety, quality control, record-keeping.
- Team & Resource Management: Lead engineers and support staff, drive performance management, training, culture of accountability.
- Financial Management: Manage budgets, control costs, support financial planning.
- Systems & Process Improvement: Optimise Salesforce CRM, ensure data integrity, drive system adoption and best practices.
Skills & Knowledge
- Experience managing large maintenance team and property portfolio
- Excellent interpersonal skills
- Proficiency in modern maintenance technology including ERP and CRM (Salesforce ideal)
- Technical understanding of electrical, mechanical and hydraulic systems
- Experience in HMO properties
- Organisational and attention to detail
