Senior Quantity Surveyor - Homes Built with Purpose

[Employer hidden — sign up to reveal], The Hub, Mulberry Park, Combe Down, Bath, BA2 5BU · Hybrid · £80,000 per annum + benefits · Permanent · 37 hours per week

About the Role

Build homes that matter. At a place worth staying. Most Senior QS roles look the same from the outside. Bigger patch, bigger schemes, bigger numbers. This one’s a bit different.

As our Senior Quantity Surveyor, you’ll lead the commercial management of multiple live developments across the South West, mentor the Assistant QSs coming up behind you, and have genuine influence on how our team runs. You’ll be part of a small, experienced commercial team that’s close to the product — a team where your judgement lands and your experience counts.

The pace is demanding but not relentless. With around 1,000 new homes in our pipeline over the next five years, there’s real continuity and room to do the job well.

We’re [Employer hidden — sign up to reveal] Enterprise — the award-winning commercial housebuilding division of [Employer hidden — sign up to reveal], a profit-for-purpose housing association. All our profits go back into Homes for Good: social housing and affordable homes that help communities and people. Which means the work matters for reasons beyond the balance sheet.

What you’ll be doing

  • Leading the commercial management of multiple live residential developments, from procurement through to final account
  • Leading subcontractor procurement aligned with project timelines, and managing commercial relationships through delivery
  • Producing accurate CVRs, forecasts and commercial reports, and using these to drive sound decisions
  • Monitoring and controlling project costs, identifying risks early and putting mitigation in place
  • Working closely with operational and technical colleagues to support delivery and manage change effectively
  • Mentoring and developing Assistant Quantity Surveyors — sharing what you know and helping the team grow
  • Driving continuous improvement and maximising the commercial value of every scheme

What you’ll get in return

  • A bonus scheme
  • Support for your professional development
  • 26 days annual leave (plus bank holidays) rising to 29 days after 3 years
  • Your birthday off as an extra holiday
  • Up to 10% matched pension contribution, with 6x salary life assurance
  • Hybrid working (3 days office, 2 days home or site)
  • An employee benefits platform including a Health Cash Plan, cycle to work, gym membership, holiday trading and retail discounts

More about you

You’ve been a Quantity Surveyor for a while. You’ve run large-scale residential schemes, you’ve seen the commercial side of housebuilding from several angles, and you can read where a scheme is heading long before the numbers confirm it.

You’re commercially sharp, you negotiate well, and you know how to make your judgement count in a room.

Essential

  • Proven track record working on large-scale residential developments of 100–200+ homes
  • A relevant professional qualification or equivalent experience, ideally degree-level or higher
  • Strong commercial awareness with confident negotiation ability
  • Confident decision-maker with excellent contract and commercial management knowledge
  • Strong numerical and analytical skills, and the ability to interpret complex financial data and assess risk
  • Clear communicator, comfortable working on your own when the job calls for it and alongside others when it doesn’t
  • Excellent IT capability, including COINS and other commercial software used day-to-day in a QS role
  • Full UK driving licence and access to your own transport for site visits
