[Employer hidden — sign up to reveal] is seeking a junior project guardian to join its team in London.

The role

This role suits someone with an architectural background looking to pivot into property. You will work on feasibility studies and project appraisals for large, unique properties in London and the UK, in partnership with leading agents, helping UHNW clients make informed investment decisions. A project appraisal stress-tests a property before purchase or redevelopment, assessing design potential, planning, heritage, cost and risk to give clients the evidence to proceed or walk away. It is a rare opportunity to work on exceptional properties, apply design thinking to investment decisions, and build a network across the top of the UK property market.

Responsibilities

Feasibility and design:

  • assist in preparing feasibility studies and project appraisals
  • generate high-impact, innovative design ideas
  • hand-sketch floor plans and produce 3D models and visualisations

Planning and heritage:

  • apply planning knowledge to keep proposals within realistic constraints
  • navigate the Planning Portal and local authority systems
  • consider heritage context, including listed buildings and conservation areas

Client and project support:

  • support the architect in client and agent meetings
  • prepare documents and presentations in Adobe InDesign
  • coordinate information from architects, agents and consultants into clear outputs

Candidate profile

Technical:

  • proficient in Adobe InDesign
  • expertise in 3D modelling, ideally SketchUp or Rhino
  • strong hand-sketching and architectural visualisation skills

Design and working style:

  • keen eye for design and interiors in the private residential sector
  • excellent written and spoken communication, with strong creative writing
  • excellent organisation, time management and coordination across multiple parties

Eligibility:

  • fluent in written and spoken English
  • eligible to work in the UK

Salary: £35,000 - £40,000
