Estates Manager

[Employer hidden — view at passion-project.co.uk] is seeking a commercially driven Estates Manager to join their Property team in Bradford. This is a permanent, hybrid role with office and travel required.

  • Location: Hilmore House (Head Office), Bradford
  • Hours: 37.5 per week, Monday - Friday

We are looking for a commercially driven Property Manager - Estates to join our team. Reporting to the Head of Estates, you will take regional accountability for the commercial and legal health of our core estate. This is a professional property management role focused on the landlord and tenant relationship, rather than a facilities or maintenance-led position. You will manage the P&L impact of one of the UK's largest retailers, driving value through complex lease negotiations, rent reviews, and proactive landlord engagement.

Key Responsibilities

  • Execute agreed asset plans to maximise returns and ensure long term health of our core estate.
  • Proactively manage property events (rent reviews, lease renewals, terminations) to drive cost savings and value.
  • Identify and deliver estate initiatives like sub-lets, concessions, and innovative space usage.
  • Manage and mentor a direct report, fostering high performance and professional development.
  • Act as key partner for regional operations, ensuring property services are delivered seamlessly.

About you

  • Degree level in Real Estate or Property Management, or equivalent experience.
  • Member of RICS (MRICS) preferred.
  • Expert knowledge of Landlord & Tenant Act Legislation.
  • Strong knowledge of Retail industry and market trends.
  • Mindset for value and comfortable leading high stakes lease negotiations.
  • Experience managing or mentoring team members.
