A social housing provider near Manchester are on the lookout for an Asset Manager. My client are an organisation managing a varied housing portfolio and investing in long-term asset planning to ensure homes remain safe, compliant and fit for the future. The organisation is undergoing a restructure to strengthen its property/asset functions, with a focus on using stock condition insight and robust data to drive planned investment programmes and value for money.
About the role - This is an Asset Manager position within a small, specialist asset team. The role will work alongside a Property Condition Manager (overseeing internal surveyors delivering stock condition surveys and compliance-related assessments) and an Asset Data Manager (responsible for the asset system and data quality). The Asset Manager will use stock condition information to shape investment priorities, build forward programmes and support long-term planning.
The post-holder will help develop a 30-year asset plan, including a detailed 5-year programme and an outline 10-year plan. It is suited to someone stepping up from surveying, planned works, projects or contract management into asset management—focused on programme creation, future-proofing decisions and translating data into deliverable investment plans rather than being a traditional senior “all-encompassing” asset lead.
Responsibilities of the Asset Manager Vacancy:
- Develop and maintain the 30-year asset plan, with a detailed 5-year programme and outline 10-year plan
- Translate stock condition outputs into planned investment priorities and deliverable work programmes
- Create forward programmes that support future-proofing of the housing stock
- Work closely with the Property Condition Manager to align survey activity/insight with investment planning
- Work closely with the Asset Data Manager to ensure decisions are informed by accurate, usable asset data
- Support continuous improvement of how asset information is used to plan works and allocate budgets
Salary and benefits
- Salary: £50,000–£55,000 (indicative)

- Experience in planned investment / planned works / project or contract management within housing or property
- Able to interpret stock condition information and turn it into structured programmes of work
- Comfortable producing long-term plans (30-year) supported by medium-term delivery plans (5-year/10-year)
- Collaborative team player who can operate effectively within a small three-person asset function
- Someone looking for a step up into asset management (e.g., from surveying or contracts/projects), keen to develop over the next 2–3 years
