Development Director - Mixed-Use Regeneration
North West
The Role
A leading regeneration developer is seeking an experienced Development Director to take a key role in driving forward a portfolio of major mixed-use development projects.
Working closely with the Regional Director and senior leadership team, you will take full responsibility for the delivery of complex, large-scale schemes, from early-stage viability through to planning, funding, and delivery.
Key responsibilities:
- Lead and manage major development projects, ensuring delivery in line with business plan objectives
- Oversee the full development lifecycle including appraisal, planning, funding, legal structuring, delivery and disposals
- Manage and mentor Development Managers and Senior Development Managers across multiple schemes
- Lead negotiations on development agreements, funding agreements, lettings and disposals
- Take ownership of development appraisals and financial modeling, ensuring schemes remain viable and deliverable
- Prepare and present strategic reports and board papers to senior stakeholders
- Build and lead project teams, working closely with internal and external partners
- Identify and secure new development opportunities in line with company strategy
- Represent the business in the market, building relationships across public and private sectors
- Champion ESG and social value initiatives across all projects
You will have:
- Proven track record in a senior development role, delivering major residential and/or commercial-led mixed-use schemes
- Strong experience leading projects through the full development lifecycle
- Commercially astute with expertise in viability, appraisals and cash-flow modeling
- Skilled in negotiating complex legal agreements (Development Agreements, Funding Agreements, Agreements for Lease)
- Strong stakeholder management skills across public and private sector partners
- Comfortable operating in complex environments with multiple stakeholders
- Excellent communication and presentation skills
- MRICS qualified (or equivalent) with c.10+ years post-qualification experience preferred
- Proficient in financial modeling tools (e.g. Argus) and Microsoft Office
