Senior Multi-Site Estates Operations Manager
Job Purpose
The Senior Multi-Site Estates Operations Manager is responsible for the strategic and operational leadership of estates services across a diverse and expanding building portfolio. You will ensure the delivery of a safe, efficient, and high-quality environment for patients, staff, and visitors while maintaining strict legislative compliance and high performance standards across multiple technical disciplines.

Duration of booking: Expected to last 6-9 months with possible extension
Proposed start date: ASAP
Pay Rates: Up to £40 per hour Umbrella or £35 per hour PAYE inclusive of holiday pay
Hours / Working Days: 37.5 hours per week / Monday to Friday, 9am – 5pm

Key Responsibilities
Operational Management
- Lead the maintenance of all building and engineering systems, roadways, and grounds to statutory and healthcare standards (HTM/HBN).
- Oversee planned and reactive maintenance programs using both directly employed staff and external contractors.
- Act as an Authorised/Responsible Person (AP/RP) in specialist areas such as Medical Gases, Water Safety (Legionella), Ventilation, Decontamination, or Electrical Safety.
- Serve as the Estates Manager on-call to resolve emergency situations and support clinical teams.
Leadership & People Management
- Directly line manage Operational Estates Managers and their respective teams, fostering a culture of continuous improvement and high productivity.
- Manage HR processes including performance reviews, objective setting, and professional development.
- Promote effective, transparent communication between the Estates directorate, clinical care groups, and external partners.
Planning & Financial Performance
- Develop and implement local operational plans aligned with organizational business objectives.
- Manage delegated budgets, ensuring cost-effectiveness and the achievement of cost-improvement targets.
- Oversee the procurement and commercial management of specialist service contracts and waste management.
Compliance & Risk Management
- Ensure full compliance with Health & Safety legislation, including Asbestos regulations and HSE guidance.
- Develop robust Risk Assessments, Method Statements, and Standard Operating Procedures (SOPs) for all works.
- Manage the Estates Risk Register and oversee incident reporting (e.g., Datix) to ensure lessons are learned and risks mitigated.
- Collaborate on capital project handovers to ensure new installations are fit for purpose and effectively commissioned.
System Management & Sustainability
- Utilize CAFM systems (e.g., Micad) to monitor KPIs and generate performance reports.
- Implement initiatives to minimize energy and utility consumption in line with environmental and social responsibility goals.
Person Specification: Key Requirements
- Experience: Significant senior operational experience within a complex Estates environment (ideally NHS or similar healthcare setting).
- Technical Expertise: Deep knowledge of building services, engineering systems, and healthcare-specific compliance (HTMs).
- Leadership: Proven ability to lead multi-disciplinary teams and manage large-scale change.
- Communication: Exceptional stakeholder management skills with the ability to provide expert advice to senior directors and external agencies.
