About the Role

Commercial Lead – Demolition & Enabling Works

The Opportunity

A well-established and highly respected contractor is looking to appoint a Commercial Lead to take ownership of commercial performance across a portfolio of live projects.

Operating across demolition, strip out and enabling works, the business delivers fast-paced, technically challenging schemes and has built a reputation for strong delivery, commercial discipline and a collaborative culture.

This is a key leadership role, reporting directly to the Operations Director, offering real influence over both day-to-day project performance and the long-term commercial strategy of the business.

The Role

You will take full commercial responsibility for 6–8 live projects, ensuring robust cost control, accurate pricing and strong contractual management across the portfolio.

This role combines hands-on delivery with strategic oversight, making it ideal for someone who enjoys being close to the detail while also shaping how a business operates commercially.

Key Responsibilities

Commercial Management

  • Oversee the commercial delivery of multiple demolition and enabling projects
  • Prepare and review tenders with detailed cost build-ups
  • Manage applications, valuations, variations and final accounts
  • Lead cost reporting, forecasting and margin analysis
  • Oversee direct labour costs across internal trades
  • Ensure risk management and contract compliance

Leadership

  • Manage and support a small team including Contracts Managers, QS and Buyer
  • Provide commercial guidance to operational teams
  • Drive process improvements to enhance efficiency and profitability
  • Act as a key commercial partner to the Operations Director

Strategic Input

  • Contribute to business growth and scaling plans
  • Support procurement strategy and supply chain development
  • Review and improve commercial systems and processes
  • Help shape the future commercial structure of the business

About You

This role will suit someone who has progressed through a small to medium-sized contractor environment and understands how projects are built commercially from the ground up.

You will likely have:

  • Strong experience in demolition, strip out, enabling works or civils
  • Proven ability to build up rates including direct labour and self-delivered works
  • Experience managing multiple projects simultaneously
  • A hands-on, solutions-driven approach
  • Confidence working closely with senior leadership in a lean structure
  • Be an established Commercial Manager or driven and ambtious Senior Quantity Surveyor with team management responsibilities.
