Key Responsibilities

About the role We are looking for a Property Maintenance Surveyor to support the Capital Programmes team by carrying out inspections across [Employer hidden]’s residential portfolio. This is a field-based role focused on assessing property condition, verifying works completion, and identifying maintenance requirements across our homes. You will be responsible for conducting inspections, producing clear and structured reports, and helping ensure that works carried out by contractors meet the expected standards. The role requires strong observational skills, good practical knowledge of residential property maintenance, and the ability to work independently while coordinating with managing agents, tenants and contractors. This is a part-time position (3 days per week) based primarily in Bristol and the South West, with occasional travel elsewhere in the UK.

What you’ll be working on:

Property inspections Carry out a range of property inspections across the [Employer hidden] portfolio, including:

  • Mid-Tenancy Inspections - to assess property condition and identify maintenance issues
  • Pre-Exit Inspections - to understand property condition prior to tenancy end and identify likely works required
  • Void Works Start Inspections - to review property condition at the start of void works and approve minor variations where appropriate
  • Works Completion Inspections - to confirm instructed works have been completed to the required standard

Reporting and documentation

  • Produce clear, structured inspection reports including photographic evidence
  • Identify defects, maintenance issues, and potential risks to the asset
  • Provide practical observations to support scoping of works
  • Maintain accurate records of inspections within [Employer hidden]’s systems
  • Ensure inspection data and documentation are consistently recorded and accessible

Works verification

  • Confirm that instructed works have been completed to the required standard
  • Identify incomplete or poor-quality works requiring contractor remediation
  • Provide clear feedback to project managers responsible for delivery of works

Coordination and access

  • Arrange inspection access with managing agents, tenants and contractors
  • Manage and maintain your own inspection diary
  • Coordinate inspections efficiently to minimise travel time and disruption

Operational support

  • Support project managers by providing on-the-ground visibility of asset condition
  • Approve minor variations to instructed works within delegated authority where appropriate
  • Escalate significant issues, risks, or complex defects to the Capital Programmes team

Skills, Knowledge and Expertise

Experience:

We are looking for someone with practical experience of residential property maintenance and condition assessment.

This could come from backgrounds such as:

  • Property maintenance surveying
  • Housing association repairs inspection
  • Stock condition surveying
  • Property management or block management
  • Building or trades background with property inspection experience

Skills and attributes:

  • Strong observational skills and attention to detail
  • Ability to clearly document property condition and maintenance issues
  • Comfortable discussing property condition and works requirements with project managers and contractors
  • Highly organised with the ability to manage a diary and coordinate access for inspections
  • Able to work independently and manage multiple inspections across different locations
  • Good written communication and reporting skills
  • Comfortable using digital tools to record inspections and maintain documentation
  • Full UK driving licence and willingness to travel

Helpful, but not required

  • Experience inspecting residential property portfolios
  • Experience working with managing agents or contractors
  • Familiarity with property management or maintenance software
  • Knowledge of common residential building defects and maintenance issues
