Head of Lettings
Join one of Manchester’s most prestigious boutique lettings and management firms as Head of Lettings. This isn’t a high-street volume operation; our client prides itself on a high-touch, bespoke service, managing an enviable portfolio of luxury city-centre apartments and high-end suburban residences.
Due to sustained growth and a commitment to elevating their market presence, they are seeking a sophisticated, commercially-minded Head of Lettings to lead their Manchester team.
£45k + Uncapped Commission + Bonus
Core focus of the role
As the Head of Lettings, you will be the driving force behind the department. This is a dual-focus role that requires a blend of high-level strategic growth and hands-on leadership. You won’t just be managing a team; you will be the face of the brand for key landlords and investors.
Day-to-day of the role
- Strategic Growth: Develop and execute a robust business development plan to increase the portfolio while maintaining the “boutique” quality standard.
- Team Leadership: Mentor and manage a dedicated team of Lettings Negotiators and Administrators, fostering a culture of excellence and accountability.
- Client Management: Act as the primary point of contact for VIP landlords and institutional investors, ensuring retention through impeccable service.
- Compliance & Operations: Ensure the department remains fully compliant with evolving UK rental legislation (including ARLA/Propertymark standards).
- Market Analysis: Keep a finger on the pulse of the Manchester property market to provide expert valuation advice and trend forecasting.
Skills you need
We are looking for a seasoned property professional who finds the “corporate” world too restrictive and wants the autonomy to make a real impact.
- Experience: Minimum 5 years’ experience in Lettings, with at least 2 years at a Senior Branch Manager or Head of Dept level.
- Local Knowledge: An intimate understanding of the Manchester City Centre and Greater Manchester rental markets.
- Credentials: ARLA/Propertymark Level 3 or 4 qualification is highly desirable.
- Persona: Polished, articulate, and highly persuasive. You should be as comfortable pitching to a developer as you are coaching a junior negotiator.
- The “Boutique” Mindset: You understand that in this sector, the smallest details make the biggest difference.
