Leasing Manager - Build-to-Rent

Core focus of the role

You will be primarily responsible for managing the end-to-end leasing process for the development. Reporting to the General Manager, you will be crucial in achieving occupancy targets, building excellent resident relations, and ensuring the smooth conversion of prospects into long-term residents.

Day-to-day of the role

• Lease-up & Target Achievement: Driving leasing activities to meet and exceed occupancy and revenue targets during the initial lease-up phase and beyond.
• Sales & Viewings: Conducting engaging and persuasive viewings of apartments and amenity spaces, effectively communicating the unique value proposition of the BTR offering and the lifestyle benefits.
• Application Management: Overseeing all aspects of the leasing lifecycle, including managing enquiries, processing rental applications, conducting referencing, and preparing tenancy agreements in accordance with UK residential legislation.
• Resident Conversion: Building strong rapport with prospective residents, diligently following up on leads, and implementing sales strategies to maximise conversion rates.
• Market Insight: Maintaining an expert knowledge of local market conditions, competitor pricing, and leasing trends to inform dynamic pricing strategies.
• Reporting: Maintaining accurate leasing records using property management software and providing regular, detailed reports on leasing activity, pipeline, and market intelligence to the management team.
• Customer Service: Ensuring every touchpoint, from initial enquiry to lease signing, is delivered with exceptional customer service, setting the tone for the overall resident experience.

Skills you need

We are looking for a highly motivated, sales-focused individual with demonstrable experience in a fast-paced environment:

• Experience: A minimum of 2+ years of direct experience in residential lettings, new homes sales, or a customer-facing sales role within the property sector. Experience within BTR or large-scale new-build residential leasing is highly advantageous.
• Sales Acumen: Proven ability to hit sales targets, negotiate effectively, and close deals efficiently while maintaining compliance and ethical standards.
• Communication: Exceptional presentation and interpersonal skills, with the ability to communicate persuasively and professionally with diverse client groups.
• Legislation: Up-to-date knowledge of UK lettings legislation, particularly the Landlord and Tenant Act and referencing requirements.
• IT Skills: Proficient in property management systems (e.g., MRI, Yardi, or similar) and Microsoft Office Suite.
• Energy & Drive: A proactive, energetic, and highly organised approach to managing a demanding workload.
