Building Surveyor – Planned Maintenance & Investment

Join a progressive housing provider as an experienced Building Surveyor, specialising in Planned Maintenance and Capital Investment Programmes. This is a permanent role based in South West England.

This is a key role within the Asset Management team, responsible for delivering planned works programmes that improve housing stock, ensure regulatory compliance, and provide long-term value for money.

Core focus of the role

As Building Surveyor, you will lead on the delivery of planned maintenance and investment programmes across a residential portfolio. You will manage projects from survey stage through to completion, ensuring works are delivered safely, on time, within budget, and to a high standard.

This role is less reactive and more strategically focused on long-term asset performance and stock improvement.

Day-to-day of the role

  • Deliver planned maintenance programmes including kitchens, bathrooms, roofing, windows, cyclical decorations, and major component replacements
  • Manage capital investment projects in line with the organisation’s Asset Management Strategy
  • Undertake stock condition surveys and update asset data to inform long-term investment planning
  • Prepare specifications, tender documentation, and cost estimates
  • Procure and manage contractors, consultants, and external stakeholders
  • Oversee works on site, ensuring quality control and compliance with building regulations and Health & Safety legislation
  • Ensure compliance with statutory requirements including fire safety, damp & mould, HHSRS, and building safety obligations
  • Monitor budgets, forecast spend, and ensure value for money delivery
  • Provide regular progress and performance reports to senior management
  • Liaise with residents to ensure strong communication and customer satisfaction during works programmes

Skills you need

Our client is seeking a technically strong and commercially aware surveyor with significant experience in planned works delivery.

You will have:

  • Proven experience delivering planned maintenance or capital investment programmes within social housing or residential property
  • Strong knowledge of component lifecycles and asset management principles
  • Experience managing contractors under JCT or similar contracts
  • Solid understanding of CDM regulations and Health & Safety compliance
  • Ability to manage budgets and monitor financial performance
  • Strong stakeholder engagement and resident communication skills
  • Excellent organisational and project management capability

Desirable:

  • HNC/HND or Degree in Building Surveying or Construction
  • RICS, CIOB or working towards professional qualification
  • Experience using asset management or stock condition software
