Senior Project Manager

Some projects are new build — clean lines, blank canvases, the comforting illusion of control. These are not those projects. This is the world of heavy refurbishment and high-end fit-out, where the building has opinions, the programme is more of a living document, and every “small change” arrives with a meeting

A long-established, genuinely market-leading contractor is looking for a Senior Project Manager to run £15m–£25m (and bigger) central London schemes — the kind that reward calm authority, not volume. They’re not after buzzwords, vision statements, or someone who calls everything a journey. They’d just like someone very good at delivering complicated projects without turning it into theatre.

The reality of the role

  • Major refurbishments with significant fit-out scope
  • Tight sites, live environments, and neighbours who definitely work from home
  • Lots of moving parts, all expecting to move first

What you’ll actually do

  • Run programmes that people reluctantly admit are sensible
  • Procure works in a way that still looks clever a year later
  • Lead teams without motivational speeches
  • Keep clients informed, reassured, and occasionally surprised (in a good way)
  • Deliver a high-quality scheme while making it look almost straightforward
