JOB TITLE

Paralegal – Real Estate / Plot Sales

Based in Glasgow/Edinburgh/Aberdeen/Inverness

REPORTING TO

Fiona Dromgoole, Legal Director.

JOB PURPOSE

To take responsibility for processing plot sales transactions for home builder clients.

CORE TASKS

  • Processing sales of plots on estates of new-build homes within a case management system.
  • Negotiating relative to such offers to sell and concluding the contract and settling transaction.
  • Assembling and checking title documentation and answering observations raised by purchaser's solicitors.
  • Carrying out conveyancing for purchase and sale of part exchange properties.
  • Examining and reporting on title.
  • Raising observations both standard and in light of search entries and Home Report review in respect of PX properties.
  • Preparing disposition and other conveyancing drafts in readiness for completion of transaction.
  • Registering deeds with Registers of Scotland and completing necessary forms for registration. Preparing states for settlement and cash statements to clients.
  • Preparing LBTT paperwork and submitting to Revenue Scotland.
  • Preparing cash forms and instructing bank transfers.
  • Taking responsibility of time recording and billing tasks.
  • Instructing searches and reports required for part exchange property transactions.
  • Working with the plot sales supervisor and IT colleagues to keep the case management system up to date and adapting as necessary for new clients and developments.
  • Dealing with post settlement claims under guidance from Solicitor.
  • Be aware of Brodies’ information security policies, and protect information assets from unauthorised access, disclosure, modification, destruction or interference at all times.

PERSON SPECIFICATION

  • Previous experience of high-volume plot sales transactions or residential conveyancing is essential.
  • Previous experience of examination of title to Scottish property is essential.
  • Excellent team player.
  • Adopts a flexible and proactive approach to work duties.
  • Professional in all dealings with clients and projects a positive image of the firm at all time.
