Summary
The Maintenance and Compliance Officer is responsible for ensuring supported accommodation properties adhere to Health and Safety requirements and meet Landlord responsibilities. This includes day-to-day management, routine maintenance, emergency repairs, and liaising with specialists. The role involves conducting inspections, managing repairs, and maintaining accurate records.

Salary £20,000 - £27,000 (Dependant on Experience)

Accountable to Tenancy Support Team Leader

Purpose of the Job
To be responsible for the compliance of the Supported Accommodation properties ensuring that they adhere to Health and Safety requirements and meet all Landlord responsibilities.
To be responsible for the day-to-day delivery of all properties managed by Accommodation Concern.
To be responsible for undertaking all routine maintenance and emergency repairs across the properties Accommodation Concern manage, and the office sites staff work out of.
To provide a prompt and responsive service to reports of broken or faulty items, conducting routine inspections of buildings and liaising with external specialists and contractors undertaking more complex or certifiable work.
Main Responsibilities
Service:
- To ensure all of AC’s supported accommodation properties are managed to the highest standards and within budget.
- To ensure that the Tenancy Support Service remains compliant and meets all regulatory requirements e.g. Health & Safety, Landlord responsibilities.
- Conduct regular monitoring and risk assessments for each of the properties.
- Responsible for risk profile of area of responsibility and be able to demonstrate effective risk management.
- Management of security firm providing out of hours’ access to accommodation.
- Oversight of Key register and supply of keys to residents.
- Close liaison with the Tenancy Team Leader ensuring contract and financial compliance and adherence to policies and procedures.
- To undertake a range of consultation and evaluation processes with clients as required.
- Maintaining accurate up to date records on Landlord Vision across the portfolio of properties.
- Liaise with property owners where appropriate for them to undertake their responsibilities.
- To maintain own safety by following lone working procedures.
- Liaison with the Tenancy Administration Support to ensure that the containers are necessary stocked.
- Inspect and troubleshoot equipment and systems when a problem is reported / identified, providing temporary emergency fixes or isolating the area to maintain safety, managing the issue through to resolution.
- Perform minor fixes such as repairing/replacing broken locks / doors, filling gaps on walls etc.
- Conduct maintenance tasks such as replacing light bulbs/reading meters, rubbish clearance etc.
- Garden maintenance duties during the season.
- Follow Accommodation Concerns maintenance schedule to ensure all sites are compliant with regards to redecorating, deep cleaning etc.
- Check functionality of safety systems (e.g. fire alarm), emergency lights.
- PAT Test equipment across all sites as required, keeping accurate records/log to evidence compliance.
- Install appliances and equipment where there is no certification needed, such as washing machine, curtain poles, shelves etc.
- Identify the need and instruct tradespersons where additional resource is required.
- Collaborate with workers / volunteers and other professionals during renovations.
Other:
- To work and liaise with other colleagues to share information and to support best practice.
- Work collaboratively with other colleagues in the team and wider organisation to enhance the services provided.
- To refer clients to other colleagues /services to assist in meeting any identified needs and liaise and negotiate with relevant agencies.
- To prepare statistical reports, written reports, case studies and any other feedback relevant to the service.
- To adhere to the charity’s policy and procedures; adhering to good practice Safeguarding procedures with a positive risk-taking approach to ensure the wellbeing of vulnerable people.
- To attend meetings and training as necessary.
- Undertake any other reasonable tasks as requested by your Manager.
Annual objectives will be set for this role which will be used to monitor and evaluate performance within the appraisal system.

Education & Qualifications
Essential
- GSCE level or equivalent in English & Maths
- Relevant computer experience/IT qualification/ Level 2 IT qualification or equivalent experience (ECDL)
